Development Finance: Our aim is to assist clients in obtaining the required development finance for projects involving houses and apartments, including property conversions and refurbishments.

The new government is moving ahead rapidly to tackle the deficit, reduce costs and maintain international confidence. As we arrive at September 2010 it is  anticipated that interest rates will remain low well into the future. Mortgage affordability (with the help very often of the bank of Mum and Dad in finding a deposit) is at historically high levels.

From our own viewpoint with a focus on house-building, there has been a gradual improvement in market conditions during the past 18 months. There is a shortage of new homes coming to the market and there is a pent up demand from buyers who are looking for quality new homes in established locations.

Whilst the mainsteam lenders are currently rarely interested in supporting new residential schemes there is a willingness amongst our own lending sources to consider funding for suitable propositions. 

What we do: Our objective is to organise finance relative to either the gross development value or the overall costs for each development scheme. In practice  loans will equate from 50% to 100% of the total site and development costs, including interest roll up. Schemes that are particularly attractive at the moment are those where the developer is experienced, family type houses are to be built and the profit margin equates to 25% or more relative to costs.

On occasion we are able to introduce additional (mezzanine) finance which will top up the principal loan amount.

The size of deal considered is normally in the range £200,000 to £10m. although we are quite prepared to act on sums outside those figures.
